Indemnification

You represent and warrant that all information that you submit is accurate and will not cause injury to any person or entity (including that the content or material is not defamatory). You agree to indemnify Rooms2RentUK for all claims brought by a third party against Rooms2RentUK arising out of or in connection with a breach of any of these warranties.

Additional terms for users registered as landlords

Fees
For each room listed on this Website, you will pay us the applicable fee listed on this Website (as amended from time to time) at the time of your order (plus any applicable taxes). Fees are payable in GB pounds sterling using PayPal via this Website before the relevant room is listed. We may choose to temporarily change the fees for Our Services for promotional events or new Services and such changes are effective during the period set out on the relevant page of this Website.

We reserve the right to reject, at our sole discretion, any room listing even if we have acknowledged receipt of payment and taken payment from you (in which case, we will refund the fee for such listing).

Our fees are non-refundable, and you are responsible for paying them when they're due. If you don't, we may limit your ability to use the services. If your payment method fails or your account is past due, we may collect fees owed using other collection mechanisms

Descriptions
It is entirely your responsibility to make sure that all personal and room particulars held by Us are correct. We are not responsible for any mis-descriptions that have been provided by you.

Landlord & Tenant disputes
All disputes that arise between a landlord and tenant that have used Our Services are to be resolved solely by the landlord and tenant. We are not responsible for any disagreements or disputes that may arise throughout a tenancy term. We are not responsible for any “no shows” at the arranged viewing appointments. It is the responsibility of the landlord and potential tenant to meet at the time and date agreed and contact each other should the prearranged time no longer be suitable.

Landlords' responsibilities
You accept sole responsibility for the legality of your actions under laws applying to you and the legality of any items you list on this Website.

Editing and deletions
If you wish to amend any details about your room advertisement or personal particulars please log on to Our Website using your user name and password, and make the necessary amendments. All amendments to room advertisements will be active on the advertising flat share websites within 24 hours of processing. However Rooms2RentUK does not accept any liability due to advertisements not posted on any of the flat share websites within this time frame.

We reserve the right to remove adverts from this Website at any time. We will use reasonable endeavours to notify you by email prior to such removal.

If a user reports a mis-description in your advert, we reserve the right to remove the advert from this Website and to contact you to request confirmation that the advert is correct. Upon receipt of such confirmation, we will decide, at our sole discretion, whether to re-instate your advert. No refund will be payable to you where your advert is removed in accordance with this process.

Once you have found a tenant and you wish to remove your advert, this can be carried out by logging on to Our Website using your user name and password, and selecting the “I’ve found a tenant” option. The advertisement will then be removed from Our Website, and the other flat share websites. Your room details will however remain on Our Website for future use.

Once a room has been removed from this Website we are unable to register the room again unless payment has been received in full for a new term.

Should you wish to terminate the Service please email us at info@rooms2rentuk.co.uk and we will remove your advertisement and room details will no longer be saved for future use. You will have to re-register your details and input room details should you wish to use Our Services again.

Data feeds
To ensure Our rental rooms are showcased across the internet as fast as possible, We reserve the right to use an automated feed system to send details of rooms you list on this Website to Our carefully selected partners' websites ("Partners' Websites"). If you have any queries regarding Partners' Websites, please contact Us at info@rooms2rentuk.co.uk

We do not guarantee that any room you list on this Website will be displayed on Partners' Websites and We are not responsible for any technical problems relating to Partners' Websites. You acknowledge that your use of Partners' Websites will be subject to the Terms and Conditions set out on the relevant Partners' Website.

To the maximum extent permitted by law, We (including Our affiliates, officers, directors, agents and employees) will not be liable to you in contract, tort (including negligence) or otherwise for any liabilities, damages or losses (whether direct, indirect, consequential, special or otherwise) incurred or suffered by you or any third party in connection with Partners' Websites, or in connection with the use, inability to use, or results of the use of Partners' Websites, any websites linked to them and any materials posted on them. We do not limit liability for fraudulent misrepresentation or death and personal injury arising from Our negligence.

The only rooms that will be distributed to the flat share websites from this Website will be those by landlords that are contracted to www.rooms2rentuk.co.uk

Free Ad
If the Landlord, after making payment for the advertisement does not rent out the advertised room within 45 days, then Rooms2RentUK will give them their next advertisement free, subject to the following terms and conditions:

• The free ad is limited to one per Landlord per paid advertisement
• · The free ad is subject to the terms and conditions under the standard advertising package.
• Any credit not used for the free ad will not be refunded for cash
• The credit for the free ad is not transferable and must only be used for the Services provided by this website
• Any credits will be lost upon deactivation or termination of the Landlord’s account with Rooms2RentUK
• The paid advertisement must have advertised the room at market rent for the area.  Rooms2RentUK will do their due diligence to see what the comparables are and has sole discretion over whether to grant the free ad or not.
• To redeem the free ad, the Landlord must contact Us at info@rooms2rentuk.co.uk informing us they have not yet rented out their room and request that they are entitled to a free ad.  An email from the Landlord responding to Rooms2RentUK’s courtesy 45 day email will be taken as notice of redemption.

If Rooms2RentUK agrees that the Landlord is entitled to a free ad, the Landlord’s account will have a credit of one Advertisement to be used to advertise their next room
